Expressway and a new airport: Kota’s next growth trigger

The Kota–Delhi expressway stretch and a planned greenfield airport could lift peripheral land values well beyond today’s ₹2,500–4,200 per sq ft.

Expressway and a new airport: Kota's next growth trigger

Beyond coaching, Kota's medium-term real-estate case rests on connectivity — and three projects stand out.

The Delhi–Mumbai Expressway Kota sits directly on the Delhi–Mumbai Expressway, one of India's largest road projects, with around 500 km of its route running through Rajasthan. The Kota–Delhi stretch improves access to the national capital region and is expected to attract industry, warehousing and retail — and, with them, housing demand.

Kota already enjoys strong connectivity: it sits on the Delhi–Mumbai railway line and is served by four major highways (NH-52, NH-27, NH-12 and NH-76).

A greenfield airport A greenfield airport is planned for the Kota area, with: • A Phase 1 runway of roughly 3,200 metres. • Around 466 acres of land earmarked. • A target window of 2026–27 for Phase 1.

The areas most likely to benefit are the Kota city periphery and the Bundi district border, where average land prices currently run from about ₹2,500 to ₹4,202 per sq ft — a base that infrastructure could lift meaningfully.

Smart City upside Kota's Smart City designation is funding upgrades to roads, utilities and urban planning. In benefiting pockets, property values could rise an estimated 15–25% over the next 3–5 years.

The takeaway For patient investors, expressway- and airport-linked corridors offer a different Kota than the coaching belt — one tied to connectivity and industry rather than student cycles. As always, buy clear-title, RERA-compliant land and verify project timelines before committing.
